Its pretty simple really buy distressed real estate and sell at retail prices.

Its as simple as that.

Young families can now find more affordable housing that until recently was way beyond their budget.

True, with the mortgage bailout and all the fallout from it, credit is much tighter now and harder to come by, but savvy real estate investors are finding alternative sources of financing their real estate investingactivities.

Some of those alternative sources include private lenders, seller financing and renegotiating financing as a condition of purchasing short sales, defaulted paper or REO properties from banks.

Real estate investing using private money lenders is a great way to increase the number of properties you can buy, despite the cost of the money you borrow.

For example, lets say that you are investing in a REO and you can buy it for $90,000. But, the current market once you fix it up a little, spending $10,000 in fix up costs is $150,000, and lets say that the fix up and time to sell after total a period of 120 days.

That means that you can make $50,000 on your real estate investment of $100,000 in only 1/3 of a year.

The return on this investment, assuming no finance costs, then is 50% ($50,000 / $100,000).

And, when you annualize it, put it in terms of an annual return on investment, the return is even better.

In fact, because you were able to turn the property over in only 1/3 of a year, the annual return on your real estate investingis 3 times what you made, or, in this case 150%!#/BREAK#

Do you know what your skin’s main ingredient is? If you said “more skin,” well, you’re just being silly!

The skin’s main ingredient as with everything else in the body is water. That’s right, everything in the body is made up of some 60%-95% water and the skin is no exception. Water molecules make up the vast majority of the body, and with good reason. Think of how many things on the body need a degree of moisture. Our eyes definitely need moisture and one of the reasons we blink so often is that our eyelids cover the eyes with moisture every time they do. Our muscles need moisture in order to expand and contract so that we can move, reach, stretch, and so on. All of our vital organs need water and hydration, as does the blood. And so it goes with the skin. Think of what your skin would look like if it wasn’t hydrated or moisturized - it might resemble a big piece of flattened beef jerky! Tough leather is the texture it is because it doesn’t have moisture any longer, and if our skin wasn’t adequately hydrated it too would be about the same texture as leather.

Our skin being adequately hydrated allows it to expand and contract as we move. Every time you sit down you’re stretching your skin along your backside so that your legs can bend that way. When you reach for something your skin needs to stretch as far as your arm can go; when you curl your fingers around something your skin curls with it.

So what’s the point in all of this? Simply put, if the skin is made up of mostly water you can better understand how important it is to hydrate yourself in order to have healthy and radiant skin. (Here’s where you can find more detailed information on best skin care products.)

When we drink water the body uses it for everything else - the eyes, heart, muscles, other vital organs and so on - before it sends it to the skin, so the skin is last in line to get any moisture or hydration at all! This means that you need to not just drink water but drink enough so that you’re supporting all the systems and components of your body so that there’s enough left over for the skin as well.

Dermal abrasion, or surgical planning of the skin, is done in selected patients with facial disfigurements from scars resulting from acne, trauma, tattoo, nevi, freckles, and chickenpox or smallpox. (Here’s where you can find more detailed information on skin care and stretch mark removal cream.)

The procedure involves the removal of the epidermis and some superficial dermis while reserving enough of the dermis to allow re-epithelialization of the dermabraded areas. Results are best in the face, because it is rich in intra-dermal epithelial elements.

Surgical planning or dermabrasion is performed either manually with coarse abrasive paper, or mechanically with an abrader or a rapidly rotating wire brush.

Patient Instruction and Preparation

The primary reason for undergoing dermabrasion is to improve the appearance.

Before the process will begin, the surgeon explains to the patient what he can expect from dermabrasion. The patient should also be informed about the nature of the postoperative dressing, the discomforts he may experience, and how long it will take before his tissues will look normal again.

The skin is thoroughly cleansed for several days before the surgery. Shaving is not necessary in the female, but with the males, it is important to shave their face on the morning of the surgery.

In addition to general anesthesia, the use of a topical spray anesthetic for stabilizing and stiffening the skin may be desirable. The depth of planning can be readily gauged and the anesthetized area is momentarily bloodless. The superficial layers of skin are removed by an abrasive machine, usually known as the Dermabrader, or the sandpapering.

The hands-down, no argument, absolute fastest way to make money in real estate is through buying a property low, at a great price, and then flipping it off to another real estate investor who can still sell it at a profit.

Some real estate gurus refer to this as wholesaling because you are going into the property up front with the idea that you may not sell it to an end buyer.

That is, many wholesale properties are acquired by one real estate investor and sold to another real estate investor who plans to resell the property to someone who plans to live in the property and use it as their home.

Wholesaling real estate is not a lot different from wholesaling anything else.

The trick is to buy at the right price, which means you really need to know the value of properties before you start your wholesale buying program.

The second trick is to build a strong list of real estate investor buyers so that you can turn your wholesale deals quickly.

This is necessary to make the most money possible, because you typically make a lot less flipping wholesale properties than you do selling to retail buyers.

Just remember, buy low and turn deals fast, and you can succed as a wholesale real estate investor!
